Customer
The customer agrees to abide by these terms and conditions when booking TU-Lomat Oy's accommodation on the Internet services. In addition, the customer undertakes to comply with any special conditions that may apply to the accommodation he/she has rented.
Booking conditions
Booking
The customer is responsible for familiarising himself/herself with the description and instructions of the booking destination(s) and the terms and conditions relating to the booking.
The booking made by the customer is binding when the order/payment confirmation is sent to the e-mail address provided by the customer.
The customer pays for the reservation according to the payment method of his choice and in accordance with the terms and conditions of the payment method.
The booking system sends the order/payment confirmation to the e-mail address indicated by the customer.
The owner is not responsible for an unsuccessful booking and the customer should contact the owner without delay to rectify the situation.
The owner does not guarantee that the property is still available in this situation.
If the property is not available, the money will be refunded or, if possible, another property will be offered as a replacement.
Cancellations and changes
The cancellation date is the date on which the Owner is informed of the cancellation.
The Customer is responsible for ensuring that the cancellation is sent in good time.
If the customer cancels his/her reservation,
cancels the reservation 30 days or more before the start of the reservation, the reservation will be charged with the delivery costs. The delivery charge is €25 (incl. VAT 25,5%).
If the reservation is less than 30 days but 7 days or more before the start of the stay, 50% of the rental price will be charged.
For bookings of less than 7 days, the full rental price will be charged.
Owner's right to cancel the reservation
In case of force majeure, the Owner may cancel the rental contract. The customer who has rented the property will be informed of the cancellation without delay.
The customer is then entitled to a full refund of the rent paid.
Any costs incurred by the customer as a result of the termination of the lease due to force majeure will not be reimbursed.
Keys
After ordering, the customer will receive instructions on the key and related matters.
In the case of a lost or unreturned key, the owner is entitled to charge the full cost of any re-keying or replacement of the lock, subject to a minimum of EUR 80.
The owner will be entitled to a minimum of 80 euros if he/she has to unlock the property because of a lost or left-in key.
Use of the site
The site is defined in the site description
During the rental period, the customer has the right to use the property and its equipment and services.
If the Customer notices any defects or other remarks in the property, he must immediately inform the Owner.
The customer is responsible for the cleanliness of the site and the removal of waste (instructions on the website and at the site) during and after the rental period.
The Client is responsible for the final cleaning of the property at the end of the rental period.
If the customer has not cleaned the site, the Owner will charge the full cost of cleaning the site. 62 EUR/hr for cleaning, 0,87 EUR/km for travel expenses, travel time is included in the working time.
The holiday home is at the customer's disposal during the period specified in the site description.
Pets are not allowed in the cottages unless otherwise stated in the description.
Damage compensation
The Client is liable to compensate the Owner for any damage caused to the property by the Client. The Owner is also liable for any other persons visiting the property and any damage caused by them during the reservation.
The Owner will not reimburse any damage or expenses that the Client may suffer as a result of natural conditions such as insects, animals, sleet or unexpected weather changes.
Complaints
Any complaints should always be made as soon as possible after the matter has arisen.
If the matter is not resolved satisfactorily or if it involves a claim for compensation, the complaint must be submitted in writing within one month of the end of the rental period.
The owner will endeavour to deal with the complaint as quickly as possible, but not later than one month.
If the customer and the owner cannot reach an agreement, the customer may refer the dispute to the Consumer Complaints Board.
Payment conditions
The Owner shall use reliable and secure means of payment for its services.
The owner does not store bank account or credit card details at any time.
The Customer undertakes to comply with the terms and conditions of the payment method chosen by the Customer.
Payment by invoice (for companies and entities)
The invoice is for the use of companies and entities only.
The invoice must be paid by the due date indicated on the invoice.
Invoices paid after the due date are always subject to late payment charges. If an invoice is paid after the due date on the original invoice and late payment charges have already been incurred, the charges will be invoiced separately.
Bambora (Paybyway Oy, business ID 2486559-4), which is registered in the register of payment institutions maintained by the Financial Supervisory Authority, acts as the payment intermediary for the online shop. Bambora / Paybyway Oy is indicated on the statement of account and invoice as the payee. Bambora will forward the payments to the online merchant. The payment is secure as all transaction data is transmitted over an encrypted connection so that no third party can see the transaction data. A transaction is established between the e-commerce customer and the e-commerce company. The online shop is responsible for all obligations related to the transaction.
